Overview

We are currently seeking an experienced Designer to join our Forest Row (East Sussex) design team to create design feasibilities for our high specification and quality residential developments. Job Purpose

We now have an exciting opportunity for a Designer to join our Rydon Homes team in Forest Row, East Sussex. Our design team is responsible for undertaking the full architectural design process for our new-build residential schemes, taking into consideration planning requirements, physical and policy constraints and that incorporate viability and mix requirements to create highly desirable and aesthetically pleasing housing opportunities, in keeping and sympathetic to the local environment. Our developments are unique and bespoke - we don't believe in building developments using standard 'house types', instead we understand the local environment, customer needs and our designers then create great places for people to live in keeping with the local environment. 

 

The main purpose of the job is to create design feasibilities to maximise the development and/or saleable value in broad alignment with D1 requirements, whilst understanding and incorporating planning policy context. Once viability is confirmed, you will develop deliverable solutions which take on the constraints and opportunities of the site in planning policy as well as technical and physical aspects. Provide analytical and visual information to support pre application and application submission.

 

Key duties include: 

  • Interrogate P1/T1 and Land Hand Over information prior to progressing design and visual information to support pre application and application submission development.
  • Attendance of Briefing Meetings on those identified opportunities which are deemed viable.
  • Undertake a site visit and prepare site analysis for understanding of character and material selections
  • Review D1 request in discussion with D & P Director, create the appropriate and market viable development solution for discussion and distribute to Land, Commercial and Sales Teams for approval.
  • Create initial layout and perspective for LPA discussion.
  • Set up and hold Design Review meeting to finalise feasibility layout
  • Interrogate P2/T2 report information prior to progressing design development.
  • Set up design review meeting post planning permission being granted.
  • Complete drawing package in support of planning submission.
  • Review built solutions / take Sales feedback in refinement of future brand content.
  • Maintain market awareness of other developments and design solutions to retain competitive edge over competitors.

 This is a varied and challenging role that will provide the successful candidate with excellent opportunities for onward development/progression. 

Experience Required

The ideal candidate will have demonstrable experience gained as a designer within a residential development company (housebuilder), demonstrating previous experience of the development design process. You will be an excellent people manager, and be able to partner with our directly employed teams in house (across land, sales, design) as well as external consultants. You will have strong commercial awareness and excellent discipline to progress design packages when all relevant information is available. A professional qualification is desirable in a related field, although candidates with demonstrable experience in a similar role without a professional qualification will also be strongly considered. In addition, you will have excellent knowledge of planning policy and related design criteria with an awareness of building regulation and other regulatory requirements.
